A number of new office buildings in downtown West Palm Beach are rethinking what an office space should be. They are offering perks in the form of hospitality amenities once reserved only for luxury hotels or residences. This shift in office design comes as real estate developers grapple with the challenge of luring companies and their employees back to the office after the COVID-19 pandemic, which led to widespread remote work. The trend also plays a crucial role in attracting talent, according to Andrew Dance, managing partner of Brand Atlantic Real Estate Partners, a prominent downtown West Palm Beach developer.

The Rise of Luxury Office Amenities

One Flagler, an ultra-luxury office tower in downtown West Palm Beach, exemplifies this trend. Tenants of this high-tech building enjoy the perks of an upscale hotel, including a chic downstairs restaurant, Estiatorio Milos, fitness and meditation spaces, and outdoor terraces with captivating water views. Furthermore, the building provides concierge services to assist tenants with everyday tasks, ranging from dinner reservations to home relocation services.

Dance's downtown office complex, encompassing the Banyan & Olive project, also embraces this trend. This complex features a renovation of 111 Olive, a three-story building designed in the Art Moderne style. It also includes a new 12-story building, 300 Banyan, nestled in the heart of downtown. These buildings offer office spaces adorned with large windows, a golf simulator, outdoor terraces, showers, and an indoor-outdoor fitness center. Adding to the appeal, an acclaimed Greek restaurant, Kyma, occupies a rooftop bar and downstairs restaurant space spanning both buildings.

The Impact of Luxury Amenities on Business

These lavish amenities are attracting companies like Alvarez & Marsal Capital, a private equity firm from Greenwich, Connecticut. In 2023, the company signed a lease for 10,000 square feet of space in 300 Banyan. The firm recently decided to expand its presence in the building, as revealed by Cushman & Wakefield's Librizzi, who manages the complex's leasing. These developments indicate that the appeal of luxurious amenities extends beyond mere aesthetics, serving as a crucial factor in attracting and retaining top talent.
