A well-known Dublin pub is back on the market only three years since it was last bought. It's only been three years since hoteliers Ray Byrne and Eoin Doyle acquired the historic Queen's Pub in Dalkey for €3.5million, but it has returned to the market once more.
Though it's a landmark pub in the coastal village, it's likely Queen's Pub will pique the interest of hoteliers as it has planning permission for a 30-bed guesthouse at the rear of the property, per The Irish Times. With that substantial planning permission in place, the property is now on the market for €3.95million, an increase of €450,000 since it was purchased in 2021.

The hoteliers acquired Queen's Pub three years ago in 2021 from its previous owners, former AIB CEO Tom Mulcahy and his wife June, who paid an estimated €7million for it in 2003. The couple owned and operated the pub until the Covid-19 pandemic, which struck Ireland in 2020, forced them to close its doors.

Queens Pub in Dalkey is up for sale through agents JLL and Lisney for the guide price of €3.95 million. The landmark boozer is sure to drum up interest from hoteliers thanks to its planning permission for a 30-bed guest house at the back of the property. Dan O’Connor of JLL told the Irish Times: “Due to its prime location and the added benefit of a guest bedroom planning permission, we anticipate high buyer demand for this esteemed pub with a rich history.” The pub's prime location and added planning permission are expected to drive strong interest from potential buyers.
